Description:

This ranch has historically been farmed in field crops such as alfalfa hay, wheat and cotton.  It has grown dairy feed crops such as wheat, triticale, corn and sorghum silage.  More recently it has produced reproduction wheat grain for seed, wheat straw and sudan hay.  The ranch consists of sandy loam soils on the eastern side and increases in clay content as you move across to the west side of the ranch.  Surrounding crops are almonds, pistachios, walnuts, cotton, tomatoes and corn.  The current manager has been working to transition and develop the ground into higher value crops such as tree nuts and corn nuts.  Land leveling, deep ripping and soil amendment have been added to condition the soil for almond and pistachio planting.  The farm has a rich history with one farming family developing and managing the ground for over 50 years prior to the current owner’s purchase for the farm ground 10 years ago.

Water:

The ranch has 3 wells that supply ample water to the property. Well 1: Has a 200 hP pump producing 1200-1400 GPM at a depth of 550 feet, installed in 2011. Well 2: Has a 150 hP pump producing 1300-1600 GPM at at depth of 500 feet, installed approximately in 2000.  Well 3: Drilled in 2017 to 1200 feet was developed at 3500 GPM.  All fields are piped together with flood irrigation pipelines.  Field 19 has a buried pressure waterline installed down the center of the field for hand move sprinkler lines that are currently set at 40 feet intervals between pipeline risers.  The aluminum sprinkler pipe is also available for purchase with the property. The ranch owns 30 units of Last Chance Ditch Stock that are available for purchase with the property.  There are 4 turnouts from the Independent Side Ditch, which is serviced by the Last Chance Ditch Company. 3 turnouts are gravity fed from the ditch at rates ranging from 800-2400 GPM.  1 turnout is set with a 10 hP electric lift pump. Additionally, there is 1 turnout from the McCreary Side Ditch, which is serviced by the Last Chance Ditch Company.  This turnout can be utilized to capture spill water from the side of the ditch through the slough/return electric pump.  Additional district water is available for rent from the Kings County Water District.
